Housing Program Resident Rules


Welcome, and thank you for joining the Speak with Love Housing Program. To ensure a safe, respectful, and harmonious environment for everyone, we ask that all participants carefully review and adhere to the following guidelines. Your cooperation is essential in maintaining a supportive and structured community.
 

Guest Policy
1.    Overnight guests are permitted unless prior written approval is granted.
2.    All-day guests (visiting for more than 4 hours) are not permitted without written approval.
3.    Guests may only be on the property while the resident is present.
4.    Guest visits are limited to 4 hours per day and may not occur on consecutive days without written permission.
5.    Guests are not allowed in shared bedrooms. 
6.    Guests are not allowed to bring pets. Residents may not have pets. Exceptions may only be made for approved service animals with valid documentation.


Alterations, Modifications & Pets Policy
Participants are not permitted to make any physical changes to the property without prior written approval from program staff. This includes, but is not limited to:
•    Painting or wallpapering
•    Adding or changing locks
•    Installing antennas, satellite dishes, or signage
•    Using screws, nails, or adhesive materials on walls
•    Making structural changes or repairs of any kind
Any unauthorized alterations may result in the participant being held financially responsible for returning the space to its original condition. All approved changes become the property of the program and must remain on-site after the participant leaves.
Participants may not deduct the cost of any changes or repairs from their program fees under any circumstances.


Smoking & Substance Use Policy
1.    Smoking, vaping, or cannabis use is strictly prohibited inside the building, in front of the property, or near any entrances or exits.
2.    The possession or use of illegal drugs or controlled substances (without a valid prescription) is strictly forbidden and will result in immediate dismissal from the program.
3.    Smoking is allowed only in the designated outdoor smoking area.
4.    Please dispose of cigarette butts and related waste in the outdoor trash receptacle provided.

 

Laundry Usage (If Available On-Site)
1.    Laundry use is limited to once per week per tenant.
2.    Laundry facilities are for tenants only. Do not wash clothing for guests or non-residents.
3.    Please use the sign-up schedule to reserve your weekly laundry time.
4.    Respect other participants' time slots and maintain cleanliness in the laundry area at all times.

 

Keys, Mail, and Lockouts
•    Each participant will be issued one (1) key or code to the property.
•    Mail access is restricted. Participants may not access the mailbox directly. Incoming mail will be placed in a designated area within two days of its arrival.
•    If a key is lost, replacements are available for a $40 fee per key, paid in advance.
•    A $50 fee will be charged each time staff is required to unlock the door for a participant who is locked out.
•    Participants are not allowed to change or remove locks. Any lock changes must be pre-approved, and copies of all new keys must be provided to program staff immediately. Unauthorized changes may result in dismissal from the program.


Subletting or Transferring Rooms
Participants are not allowed to transfer, sublet, or share their room with others under any circumstances. Rooms are assigned to individuals based on program eligibility and availability.
Any attempt to assign your room to someone else without prior written approval from program staff may result in immediate dismissal from the program.

 


Room Availability at Move-In
If your assigned room is not available on your scheduled move-in date due to factors outside of the program’s control (e.g., maintenance delays or emergency repairs), your start date may be postponed.
In this case:
•    You will not be charged until the room is available.
•    If the delay exceeds 30 days, you may choose to cancel your participation and any payments made will be fully refunded.
•    Your room is considered fully vacated only when all keys have been returned.

 

Utilities, Storage, and Parking
The program covers the cost of electricity, water, and sewer. No action is required on your part for setup.
 

Storage:
Participants may only store personal belongings they own. The following are not allowed in any storage area:
•    Items belonging to others
•    Improperly packaged food
•    Flammable or hazardous materials
•    Explosives or illegal substances

Parking:
•    One (1) parking space may be provided, if available and assigned by staff.
•    Only registered, working vehicles are allowed.
•    No trailers, boats, RVs, buses, or commercial trucks are permitted.
•    No parking is allowed on the street, lawns, neighboring driveways, or unassigned areas. Vehicles parked improperly will be towed at the owner’s expense.
•    Vehicle repairs or maintenance (e.g., oil changes, brake work) are not allowed on the property.
•    All local and town parking regulations must be followed.


Quiet Hours
1.    Quiet hours are in effect daily from 10:00 PM to 8:00 AM.
2.    During this time, please keep TV, music, conversations, and other noise to a minimum.
3.    Respect fellow residents’ right to rest and a peaceful environment.

 

Cleanliness & Waste Disposal
1.    All shared spaces (kitchen, bathroom, etc.) must be cleaned immediately after use. Do not leave behind personal items or messes.
2.    Do not dispose of any biohazardous waste (e.g., blood, bodily fluids, medical supplies) in indoor trash bins. These must be securely bagged and placed in the outdoor trash bin.
3.    Regular household trash should be bagged and placed in the designated outdoor bins.


Program Fees & Payment Policy
1.    Program fees remain due even if you are hospitalized and wish to keep your space in the program.
2.    The monthly program fee includes all utilities.
3.    There is a one-time, non-refundable entry fee of $300 upon admittance into the program.
4.    Payments must be made within three (3) days of the due date to avoid dismissal from the program.


Liability & Property Damage
•    In the event the property is sold or becomes uninhabitable due to natural disaster, fire, civil unrest, or other unforeseen circumstances, the program at this location may be terminated immediately. Neither the company nor the homeowner is responsible for damage or loss of personal belongings.
•    If the property is sold or rendered uninhabitable, either party may terminate this agreement in writing. Program fees will be prorated based on a 30-day period from the date the property became uninhabitable.
•    Any damage caused by a participant or their guest will result in immediate dismissal from the program. No fees will be refunded in such cases.

 

Important Notice
This is a supportive, structured living program, not a standard tenancy agreement. Participation is voluntary, and you may leave at any time. However, violations of program guidelines may result in dismissal without refund. Residency in this program does not establish tenancy rights.
